With effect from 21st May, you no longer need a Home Information Pack before you market your home, but you'll still need an Energy Performance Certificate within four weeks after it goes on the market.

If you're buying there will still be HIPs on many properties that are already on the market - but when there isn't a HIP you'll have to pay for your own local authority and water and drainage searches on the home you hope to buy.
